HOUSE RULES

To pay the cost of all repairs for any damage done to said premises and the cost of any cleaning up of said premises required due to actions of yours.

No birds, animals, or other pets shall be kept on the premises without the knowledge and written consent from Management; any consent, so given may be withdrawn, if, in the opinion of Management, such bird, animal, or other pet constitutes a nuisance, causes complaint from neighbors or co-tenants, or adversely affects the normal maintenance of the property.

Not to let or sublet the whole or any part of the premises to anyone for any purpose whatsoever without prior written permission from Management, and the number of persons to occupy said premises shall not exceed one without written permission from Management.

To clean up said premises upon vacating and restore said premises to the same condition they are now in, reasonable wear and tear and damage by the elements excepted.

That the violation of any of the covenants of this agreement or the nonpayment of any rent due and unpaid shall be sufficient cause for eviction from said premises upon three (3) days written notice thereof by registered mail or by personal service.

All personal property of tenant is his/her sole responsibility; landlord is in no way responsible for any theft or damage to any of tenant's property. All tenants are advised to obtain renters’ insurance.

All utilities are included in one flat price per month. However, failure to comply with terms of rental agreement WILL result in loss of use of cable TV and Internet services, as described in the attached addendum “Cable TV and Internet Policy”.

Light bulbs, trash-bags, household cleaning products, laundry detergent, etc. are the responsibility of each guest. Management is not responsible for maintaining such items.

You agree to maintain the cleanliness and orderliness of the house at all times. Personal effects are not to be left in common areas. The kitchen must be kept clean at all times. Used dishware, silverware, packages, food wrappings, or other debris must never be left on kitchen countertops nor in the living room, dining room, or back patio. These rules are enforced to maintain the cleanliness and overall appeal of the house at all times for the benefit of all guests who reside in the house at any given time.

There is no smoking allowed in the house at any time. Not only does smoking in the house damage the interior, but it is a substantial fire hazard as well as bothersome to non-smoking tenants. For these reasons, the no-smoking policy is strictly enforced and violators are subject to immediate eviction.

Management has the right, at any time, to terminate this lease for any reason by providing 30 days written notice to guest. Additionally, due to the nature of the living arrangements where there are multiple roommates living in one house, Management has the right to terminate IMMEDIATELY the lease of any guest deemed to be disruptive in any way.

Cable TV and Internet Policy Cable TV and Hi-Speed internet is paid for by your monthly rent payment. If rent payment is not received on time – before 8:00 pm on the first of each month, these services will be removed immediately until payment is made in full, along with assessed late fees. UNDER NO CIRCUMSTANCES MAY TENANT ORDER SERVICES, SHOWS, OR MOVIES THROUGH THE DIGITAL REMOTE WITHOUT PAYING FOR THEM. NOTE: PURCHASE ACTIVITY IS TRACKED ON THE INDIVIDUAL DIGITAL CABLE DEVICE, AND RESPONSIBLE PARTIES ARE EASILY RECOGNIZED. PAYMENT IS TO BE MADE DIRECTLY TO LANDLORD WITH RENT PAYMENT EACH MONTH. FAILURE TO COMPLY WITH THIS POLICY WILL RESULT IN IMMEDIATE REMOVAL OF TV AND INTERNET SERVICES, AS WELL AS POTENTIAL RENTAL TERMINATION AND EVICTION.

Cleanliness Addendum The common areas of the house include : Kitchen, Dining room, Patio, Living room, shared bathroom These areas are for the use and enjoyment of each tenant. It is important for each tenant to be able to come home to a clean, neat house. In order to ensure this, some standards for common area-cleanliness have been instituted, as follows: At no time should used kitchenware (dishes, cups, forks, spoons, etc) be left in common areas. Food or kitchenware, including utensils, bowls, glasses, cups, containers of any kind, must be removed from the common areas immediately after use. The common areas must remain free from each tenants' personal effects. The common areas are for everyone's use, and your room is for your personal use. The common areas should remain set up and decorated as they appear when you move in, with no alterations of any kind without written consent of landlord. The kitchen must be cleaned immediately after it is used. Simply clean up any mess you may have made while preparing your meals after you eat, so that other tenants can use a clean kitchen to prepare their food. You are required to either immediately wash by hand and place in dish-rack to dry; place in dishwasher. Under no circumstances should food or kitchenware, including utensils, bowls, glasses, cups, or containers of any kind, be left in the sink or on the countertops. The common areas must be kept neat and clean. Immediately after you use the couches, dining room table/chairs, patio furniture, etc., please fix pillows/couch cushions, push in chairs, straighten out tables, etc. These basic courtesies will allow everyone to have a better living experience during their tenancy in the house.

No alterations or redecorating of any kind to the dwelling shall be made without the prior written consent of Management.
